Do not rent from them! While viewing their places they tried to show me an apartment that was a portion of a basement which had squatters. Then after finally finding a reasonable apartment the plumbing was routed to a line that drained from the sink to the outside onto the downstairs tenant's window. The place had bedbugs which I had to treat. Now it's infested with roaches. My wall is deteriorated and they continually failed L& I inspections. They let the grass and weed overtake the property. They have tenant's pay for a fake renters insurance. Charge late fees even if your rent is in time and charge tenant's to accept their rent. My attorney mailed a letter to their office and it came back as vacant property, which is where tenant's drop their rent off.

DO NOT RENT FROM THEM OR USE THEM TO MANAGE YOUR PROPERTY!!!

Fred and DJCRE are the greatest property managers in all of Philadelphia. No matter what reviews you read this is the one that should speak the most volume. Fred is a down to earth kind landlord who is always responsive and will work overtime just to make sure his tenants are happy. It was a pleasure living under DJCRE and I would truly recommend this company over any property manager I've had before. Good people deserved to be talked about.

I would absolutely rate this rental company a zero if I could. The only reason I am living here is due to being low income and not being able to afford better. I have lived here for several years, have never missed a payment and have been a very good tenant. Things were totally fine at first, but in the past two years it takes months and months for them to respond to anything. They have taken hundreds of dollars from me and now are completely silent and refusing to get back to me. Currently, they removed me from my lease with no notice, refuse to fix their mistake, took my rent payment after removing me from the lease and will not give it back, will not return my security deposit or even acknowledge that I’ve asked for it, etc. I have sent so many emails, texts, and I’ve called and there’s either “no one who can help” or absolute silence in return. Not to mention them completely ignoring our maintenance requests (ie. ceiling leaking when it rains hard) when it’s problems with THEIR property. These people do not care about you or the fact that this is where you are living; I guarantee they’d rather I not have a roof over my head than take a moment to respond to an email.

They are the worst property management company you could ever come across. Fred will come up as the most personable and caring person in-person to your face.

I had no heat in that big house for over 5 months and I had to heat up my home with an electric heater and the oven and not to mention the rodent problem. And every single attempt to get in touch with him he ignored. I called the property management company themselves enough to message, I even tracked him down on Facebook Messenger and left a message and I even emailed him from an email that he sent me. I saw the email he sent me 48 hours after he sent it and I literally proceeded to try to get in touch with him for 2 weeks straight after that:

Moral of the story is you can find a way better property management company or personal landlord but these guys are not the guys you want to rent from at all. They will come off like they will do everything and take care of your place and try to make you happy but they absolutely will not.

This place is unprofessional and has lack of communication to say the least. Paid for the application fee, Fred waived the other 2 fees
AND NEVER HEARD BACK FROM THEM AGAIN‼️‼️ I called the office, the cell (sorry I can’t talk right now) emailed. Thank God that he opened up a new door for us that is 10x better than what he showed.
But I still say the same, the company is a scam and you shouldn’t waste you time and money.

Would give them zero if I could. They were ok with renting to absolutely TERRIBLE people above me. I was a great tenant, always paid on time, etc. they refuse to give back my security deposit because I didn’t “provide enough notice” (yes I did) and they only were “nice” (aka manipulative) when they were receiving money. They are the definition of scum lords. Please do not rent from them it will only cause you stress and headache. Literally the worst people I’ve ever rented from and the worst place I’ve ever lived in my LIFE!!!!!

I tried calling this place for a simple deed transfer and got nowhere fast. A woman answered my call with an accent of some type that was so thick I could not understand her. She was talking very rapidly too, which made the heavy accent even worse. I asked her to slow down which she did for a moment and then sped right back up. She would not tell me up front what the transfer fee was and would not answer me after being asked three times if they could do it. She probably didn’t understand English. All I could get out of her was that they are open for appointments only from 9-12 which is ridiculous! These people do not know what they are doing! Hire someone to answer phones who speaks English, understands English and speaks intelligibly! Stay away and don’t waste your time with these people!

I would like to have someone to call about my lease please ASAP. I’m moving but I can’t get a hold on someone to take care of my leasing ending. I’ve gave 30 days notice thru the email already, and I’ve called the past 2 weeks about and they say they’ll call me back but I haven’t heard from anyone yet. I already rented another place and I’m looking forward to wrap it up my current lease with you guys in the proper way!!
